Overview
Under the direction of the Community Manager, the Leasing Manager oversees the leasing of apartments at the highest effective rent level possible, while maintaining strong customer satisfaction, trains and manages the leasing staff, and helps to market the community and vacant units.
Responsibilities
The Leasing Manager supports the Community Manager and supervises the Leasing Specialists.
The Leasing Manager supports and participates in fulfilling the customer service and leasing standards.
Understand and enforce all company policies and procedures, the community's rules and regulations, and the terms of the lease and other addenda to the lease.
Achieving the goals and objectives established for the property.
Mentor and train Leasing Specialists in all aspects of leasing activities and resident relations.
Coordinate with corporate marketing and implement strategies and sales techniques that will achieve high occupancy and a favorable resident profile.
Qualify prospective residents and verify and approve rental applications.
Renew leases under current rental policies.
Prepare market surveys of competitive properties in the area.
Maintain accurate resident files in accordance with the Company policy.
Assist with and develop a resident retention/renewal program to achieve optimum rental increases and conversion ratios.
Qualifications
High school diploma or equivalent required,
Two- or four-year college degree preferred.
Minimum three years' leasing experience.
CCRM, ARM, or CAM designation(s) preferred.
